Project notes

About the project

Cutler Bay in 2019 wasn't a solar hotspot. When this homeowner signed with Sprightful that November, most of the neighborhood was still grid-only — and residential battery systems were essentially science fiction at this price point. What the homeowner wanted was simple: a well-engineered, PV-only system from a company that would still be around in twenty years to service it.

Sprightful designed a 35-panel, 10.9 kW array using Mission Solar 310-watt modules — all made in Texas — paired with SolarEdge's HD-Wave SE10000H inverter and P320 DC optimizers. The optimizer topology was deliberate: the home sits in a mature South Florida neighborhood with a lot of afternoon shade, and DC optimization prevents any one shaded panel from dragging down the string. The install finished in three days (Nov 13–15, 2019) and the system has been quietly producing power for over six years.

Why it matters

A 30-year financial and environmental decision.

These aren't projections pulled from thin air. FRCC eGRID emissions data, current FPL residential tariff, and modeled production under South Florida irradiance (~1,500 kWh/kW/yr).

Good-faith estimates using FRCC eGRID emissions data, current FPL tariff, and Aurora-modeled production. Actual results vary with shading, weather, and future rate changes.

Sprightful Solar installed my system in 2021 and it worked seamlessly until last month. When I called, they sent someone out who determined it was a minor inverter problem that was still under warranty. They ordered the part, installed it when it came, and I am back to full use of my panels!

FAQ

Solar in Cutler Bay, FL.

How long does the solar permit process take in Cutler Bay?

Cutler Bay took 68 days from submittal to approval on this project. Typical range we've seen is 2–8 weeks depending on whether the roof assembly requires a secondary wind-load review.

What size solar system is typical for a Cutler Bay home?

Most Cutler Bay homeowners land between 8–16 kW — sized to offset 90–100% of their FPL bill. This project is 10.9 kW, on the standard end.

Does my HOA need to approve it?

Florida's Solar Rights Act (§163.04) prevents HOAs from outright banning rooftop solar. They can make reasonable aesthetic requests — we handle the HOA submittal directly and have a 100% approval rate to date.

What rebates and incentives are available in Miami-Dade County?

The 30% federal Investment Tax Credit (ITC) is the primary incentive — Florida has no state-level solar rebate. There's also no property tax increase for the added home value (Florida exemption), and no sales tax on the equipment.
